Concern by peter: Suggestions on how to technique a FSBO to attempt and signal them?
Hi there all,
I am a new genuine estate agent and I would like to technique a FSBO on my street and attempt to checklist their home. How would i go about performing so without insulting them. Any agents out there who have completed this?

Peter first thing to find out is “you are unable to promote nearly anything to everyone”. What you can do is offer the best provider and you are going to have to feel that and show them.

Just approach them like you are interested in the property, in case one of your clients might find it interesting. Then chit-chat with them about how it’s going with the sale, are they experiencing what they thought they would (good or bad) doing an FSBO, that kind of thing. Maybe ask specific questions about how they handle this or that. Especially things that are kind of a pain (like showings and the paperwork … you know, what you would be doing for him and that’s why you get a commission).
Within a few minutes, you’ll know whether or not to try some tactic like saying, “Well, if you don’t feel like selling it yourself anymore, give me a call. I would be glad to help you out.” as you hand him your card.
If I were doing an FSBO, I would expect agents to approach me all the time like that. And, I would expect every one of them to try to get me to list with them. And, it wouldn’t be insulting to me at all.
Here is my trick:
I would usually pull the last 4 to 5 sales in neighborhood that sold OFF the MLS from public records.
Then I would call the current homeowners and see if they just “happen to know” how long their house was on the market before it sold….they are more than happy to hand over the information b/c I’m not trying to sell them anything.
Then I would pull the last 4 to 5 sales in the neighborhood that was sold ON the MLS from the MLS.
I would put together a nice little report on the major differences in marketing time and note the differences in price.
Works about 75% of the time.
I can tell you from listening to my parents who were FSBO’s, the owner gets so sick and tired of agents calling the number on the sign or walking up to the house to try and get them to go with the Realtor. I would say to leave them be because if they wanted an agent, they would have a realtor’s sign in front of the house. No offense, but this drives people nuts!
